FREQUENTLY ASKED QUESTIONS

Q: How will the lodge be marketed?

A:The lodge will be marketed nationally and internationally with support of an up market sales pack and advertising in selected exclusive publications. Investment seminars will be held to select groupings. The development will be hosted on the Key Project’s website www.keyprojects.co.za 

 

Q: Will pets be allowed in the Reserve?

A: No pets will be allowed in the reserve under any circumstances.

 

Q: Am I permitted to allow my housekeeping staff to live on my premises?

A: No. Servicing of the lodge will be co-ordinated through the farm manager’s office. The cost of this service is to be paid directly to farm manager.

 

Q: How far is Luthuli from Shopping facilities?

A: The nearest facilities are situated in the town of Mkuze, 10 kilometres from the gate leading onto the district road.

 

Q: What other reserves and places of interest are within close proximity of Luthuli?

A: The Mkuze Game reserve is approximately 15 kilometres from Luthuli to the east, and hluhluwe – Umfolozi parks a further 32km to the south. Mkuze has its own airport supporting small craft to the area. The famous, World Heritage site of St Lucia Wetland Park offers many activities including fishing. Whale watching and the famous turtle tour to name a few. Tiger fishing at its best is a short distance away at Lake Jozini. Sodwana Bay, to the east has a world-class fishing & Scuba diving infrastructure.

 

Q: What landscaping is planned for Luthuli?

A: Great emphasis has also been placed on conserving the natural environment ensuring minimum impact to the existing vegetation. No cultivated gardens will be allowed unless the area is totally screened.

 

Q: Can I choose the custom finishes for my unit?  

A: Yes. An extensive range of customised internal finishes are available, and the developer will gladly assist in advertising on the available choices and prices.

 

Q: How many floor plans are available?

A: Three standard floor plans are available.

 

Q: Who is responsible for the exterior and interior maintenance?

A: If the lodges are erected under the Sectional Title Act, then the Body Corporate will be responsible for the exterior maintenance and the interior maintenance will be the responsibility of the owners. Should however the development be granted freehold right, then the exterior and interior maintenance will be the responsibility of the owner. In either instance, however owners will need to comply with the rules of the HOA in terms of the standard to which the lodges’ exteriors must conform to.

Q: Who is the Developer? 

A: The Developer is Autumn Star Trading 629 (Pty) Ltd, Registration Number 2005/032963/07. The shareholders consist of 8 Durban based businessmen dedicated to concept of establishing a family lifestyle of leisure within the bounds of a Big 5 reserve.

 

Q: What are the major components of Luthuli?

A: Luthuli will comprise of 30 lodges of approximately 350sqm each, two commercial bush camps (Nyala & Fever Tree) game viewing, breeding and selling of game and controlled professional hunting.

 

Q: Where is Luthuli situated?

A: Luthuli is situated some 10km to the west of Mkuze in northern Zululand and to the south of Lake Jozini, and is within the Manyoni.

 

Q: What is the Manyoni?

A: The Manyoni is a culmination of many years of negotiations between the various farm owners and the relevant Wild Life bodies and Government whereby the farmers have agreed to drop their common fences to form one large private game reserve.

 

Q: What is the WWF’s (World Wildlife Fund) involvement with the Manyoni?

A: The Manyoni Reserve is the second site identified by the WWF/Ezemvelo KZN Wildlife Black Rhino Range Expansion Project. The aim of the project is to increase numbers of black rhino by increasing the land available for their conservation, thus reducing pressure on existing reserves and providing new territory in which they can breed up quickly.

 

Q: How big is the Manyoni?

A: The entire reserve is approximately 22 000 hectares of which Luthuli is 3810 hectares in extent. All owners within the Reserve have opted to combine their respective landholdings into a conservation reserve with one encompassing peripheral boundary.

 

Q: What game exists on the Manyoni?

A: In consultation with Wildlife consultants, a comprehensive game count has been undertaken. It is the intention of the Manyoni to maintain & control the stocking of game to bring the Reserve up to a Big 5 status. Currently Luthuli will be credited with approximately 30% of the game value contributed to the Manyoni. A game count estimate is available on request.

 

Q: What is the status of the Black Rhino Expansion Project? 

A: Zululand Rhino Reserve in northern Kwa-Zulu Natal was chosen as the second of the WWF Wildlife Black Rhino Expansion Project. To date 22 Black Rhino have been  introduced into the reserve – The first site chosen for the project was Phinda Private Game Reserve.

Q: What financial backing does the development company have?

A: Nedbank have financed a portion of the development funds. The shareholders have however funded the majority of the costs in their personal capacities.

 

Q: Is bond finance available? 

A: Yes. Most of the Financial Institutions will provide bond finance for Luthuli investors provided applicants meet their lending criteria. The appointed bond originators for the project are Amber Bonds who in turn, will liaise with all the recognised  financial institutions.

 

Q: Will a deposit be required?

A: Yes, 15% of the purchase price will required, with the balance by a bond, or suitable guarantee. The purchaser will own his covered site and lodge, traversing right over Luthuli (3810ha), and a 1/30th share of the Luthuli HOA (Home Owner Association), which will own the remainder of the farm, excluding the Nyala & Fever Tree camps, and the proportion of the game agreed to with the Manyoni.

 

Q: Under what circumstances will deposits be refunded 

A: Deposits, with interest, will only be refunded if any suspensive conditions in the purchase contract are not fulfilled, also in those instances where a client provides an irrevocable guarantee acceptable to the seller covering the deposit and the balance pf the purchase price.

 

Q: Is there a development strategy on place? 

A: Yes. The original 8 owners will each own 1 lodge within Village 1 and 2. The balance of the 22 sites will be sold to investors. The new owners will be compelled to build their lodge immediately to conform to the Development rights awarded to Luthuli by the DAEA (Department of Agriculture 7 Environment Affairs).

 

Q: What options of tenure are available at Luthuli? 

A: Currently ownership will be in accordance with the Sectional title Act, although the Developers are exploring the possibility of converting these rights to Free Hold.

 

Q: Will it make material difference to me if i own a Sectional Title or a Freehold lodge? 

A: No – effectively the rules of ownership and benefits you will enjoy will be identical. With both tenures you will still own a 1/30th share of the balance of the Luthuli Farm – excluding the Fever Tree and Nyala lodges which will be retained by the Developers.

Q: Are the lodges built or do i have to build my own unit?

A: The lodge have not been built. Thirty sections will be sold, and the building of the lodge will either be undertaken by the Developer or by the new owner directly, depending upon the final development rights granted by the DAEA.

Q31: What services will be supplied?

A31: Water: An adequate supply of potable water shall e provided to each unit, at the developers expenses. The Developer shall further apply for registration as a water user with the Water Services Authority as well as the Department of Water Affairs and Forestry. Each lodge will be separately metered for water. Solid Waste / Refuse: An interim, safe, secure and central waste management facility for solid water collected on a regular basis shall be designed by the Developer to minimise the impact on the biophysical environment of the consolidated property. Sewage Disposal: An efficient sanitary system for trhe disposal of sewage and waste shall be provided at each unit, at the Developers expense. Electricity: The Developer shall provide an efficient supply of electricity to each unit. Each lodge will be separated metered . Storm-water Drainage: Where required, an adequate storm water disposal system shall be designed, constructed and maintained at the developers cost to the satisfaction of the local authority.
